Is parking available onsite?
Yes! Each building offers ample surface lot parking at no cost. A limited number of premium covered carport spaces will also be available on a first-come, first-served basis.
How do I know if I'm eligible to be a resident at Corners Crossing? Is there an application?
Corners Crossing serves residents earning up to 120% of the Area Median Income (AMI). Applicants must also make a minimum of 2.5x rent to be eligible. To learn more about income eligibility, please contact us directly. In addition to income requirements, applicants will be evaluated based on credit, criminal background, rental history, and employment verification.
What is Area Median Income (AMI)?
Area Median Income (AMI), means half the households in the City earn more than the median and half earn less than the median. In Grand Traverse County, current AMI is $69,200. The aspirational goal for Traverse City is that no household is spending no more than 30% of their income on housing and the rent structure at Corners Crossing reflects this.
What happens if my income changes?
At Corners Crossing, we understand that income fluctuations are a natural part of life. Our housing program is designed as a stepping stone toward greater economic opportunity, so an increase in income will not result in your removal from the community. Once you become a resident, you wont be required to verify your income again unless you decide to change units.
How will income be determined for tenants?
When filling out the application, each tenant must provide proof of income in the form of the two most recent paystubs or three most recent bank statements.
Is there a waiting list?
Units are available on a first-come first-served basis to eligible residents. We will accept and hold waitlist applications on file for 6 months.
When can I move in?
The community is expected to welcome its first residents early 2026, with most homes becoming available in Summer 2026. Once approved, eligible applicants may hold a unit for up to 30 days with a paid deposit. Once a resident is approved, and a unit is available, you will be able to move in immediately.
What are the lease terms at Corners Crossing?
